On Friday morning I arrived at the Conveyancer’s office to deliver the two Cheques!
11am the land has settled!!!! Over the moon right now, I’m a proud owner of my first piece of Real Estate!

[A week ago]
I just received a letter stating that my application for the First Home Owners Grant (FHOG), has been accepted; the problem is that now the land is finally about to settle, it is almost up to the 6 month cut-off date – past the contract date for me to get my FHOG.
I have to start putting together some information for an extension.
I just called Revenue SA about getting an extension, the mysterious lady inside my phone receiver said “you must get letters from the Council, Land Titles Office (LTO), and anywhere else explaining why there was a hold up, plus a timeline of when the hold up was – and when the Footings will be poured”.
WTF! A City Council will not give letters nor will the LTO why they were held up, I don’t even think these places have faces!
I’m currently working quite hard to get this information, I will post a copy when I get it.

A few weeks ago I received a letter stating that I was 10 weeks behind in rent! I was a little taken back by the whole thing, but they used a pretty threatening scary letter so I just paid the amount. It really got me thinking, I called my bank and asked them to send out the first half of 2006 statements, which cost me $42. I triple checked my statements and realised the payments were going to another company which was looking after the property before this mob.
At around 5:40am this morning we had a little visitor – a Possum has jumped into our laundry/toilet/lean-to and pissed and shitted all over the place. I went to golf at 6am and got back at around 8:45am I called the landlord and they said “I’ve already put the work-order in, I’ll send another one now”. I said “can you please make it a priority, it’s very unhygenic and…”, he butted in with “so are birds and chooks”. I virtually hung up on him, I was fuming! BUT WE DON’T HAVE ANY FUCKING BIRDS OR CHOOKS IN OUR LAUNDRY!
Here is my email to our Property manager.My reply, if they reply with anything other than “Yes sir, straight away sir”Hello S***,Referring to our last phone call today at 12:15pm, can you please also arrange the repair of any holes in the ceiling and eaves where the Possum/s may have access to the house and roof cavity? I am happy to provide you with photos of areas that need repair, please let me know if you require these.Can you please arrange a proper receipt for each payment made by myself for #1 Sherriff Street, Underdale for the duration of the tenancy as I have not received any for the duration of our tenancy.I also require a refund of $42 for the statement replacement fee as this was not necessary but had to be done due to the incompetent paperwork on the part of DTEI as the landlord, by the way of rental credits is quite sufficient.Have a great day!Kind Regards,

I will also write to seek a hearing from the tribunal, for the fuckers to get fined! I like the quote “If they fuck up, make them pay!”, that is my current attitude – I’ll explain more about this in the next day or so when I’ve finished writing it.
I realised I had a bit of extra weight that I needed to remove, so I decided to checkout the local equipment suppliers. I finally found somewhere that made you feel welcome it was WW in Mile End, SA. I bought a few small items (approx $200) for my boxing bag, ie. gloves, strapping, etc. Customer service was great (for now). Then I found a few other items that caught my eye, I told them I’ll be back to get them later.
It was approx a week until I went back and ordered a 4-way boxing stand ($699), the waiting time was “middle of next week” the salesperson said. I didn’t mind too much, I called them at the end of the following week as I was expecting a call. They had explained that “…it must have missed the truck!” (WTF!!! how can something so big miss a truck?)
I called them the following week more…
This week we’ve decided on buying a house, it’s not huge, but it will have a good return due to the price we’re building it. I’m kind of looking forward to it, but I really don’t want to move from where we are now, I’ll miss it so much!

I have so many photo’s on so many devices! I also have so many good intentions, all those ingredients and so little cake to make.
Instead of Project 365 it’s going to be Project 52 – a photo that best describes the highlight of my week, hopefully I can manage that.
This week I hope it’s going to be me playing footy after breaking my toe, I’m so sick and tired of watching my mates play and then I walk after them and give them a drink of water. Now it’s Pat’s turn for that punishment.

I’ve been throwing ideas around with some mates about creating a passive income source, the brainstorming has been going well, it’s just the ideas that are floundering at the moment.
I thought of one that I could use for small builders/small real estate agencies, I think it could work but I haven’t worked out the system to make it passive yet.
Another one I thought might be useful is going around to the smaller pawn brokers to see what items aren’t moving from their shelves and put them on ebay, this principle could work with other businesses too, it’s just a bit to get started and setup. I feel the rewards could be worth it over time though.
I’ll keep storming and post my new ideas when possible, feel free to give feedback if you agree or don’t agree with any ideas I post.
Wow, yesterday was a hoot!
As I was being quite sensible by riding my bike to Pats, I thought it would be an easy ride home. I decided to go under South Road along Linear Park as there wouldn’t be any traffic that I would have to dance with. I managed to take the corner to the Underpass a little wide and I rubbed along the chain-mesh fence – I felt a little tingling on my foot, and thought I might have taken some skin off from the fence (I’m not sure how many times I’ve been told “Don’t ride your bike with thongs on!”).
I was about half-way home and a DVD fell out of my pocket, I jumped off the bike and looked down as I was feeling a little unsteady – I put both feet together and noticed something wasn’t quite right.
I got home and asked Kylie if she would kindly take me up to the Hospital as I may have broken a toe – it was sticking out perpendicular to my foot.

My first broken bone is my pinky!
On Saturday I made a tackle and dragged a big guy over onto my chest, I could hardly breathe for the rest of the game. I got it x-ray’d also, the Dr. said it was just a little bruised.
I still can’t believe my chest hurts so much more then my foot!!!
SUNDAY Session!!
Today was a much more exciting day! I rode my bike around Pats in the morning and we went to Hindmarsh Stadium to watch the Sharks V Cowboys.
I’ve included this photo as it’s Bazz ripping down a Sharks flag so he can get it signed after the game, very funny to watch!
Bazz gave it to one of his work mates to get it signed – all the players signed the wrong side!! Very funny.
